I have ProprioSoft 2.0. How do I upgrade to 3.0 and keep my current data?

I have ProprioSoft 2.0. How do I upgrade to 3.0 and keep my current data?
Download and purchase an upgrade of 3.0.
Backup your ProprioSoft 2.0 database using the backup utility in 2.0: select 'File', 'Backup Database'
Install ProprioSoft 3.0. It should install in another directory and will not interfere with 2.0 (in case you wish to keep it for a while).
In 3.0, select 'File', 'Restore Database from Version 2.0'.
This should populate your 3.0 database with your 2.0 backup.
The following have to be dealt with manually:
The lease start and end dates will disappear. In version 2.0, you had to add the lease separately from the recurring charges. Version 3.0 automatically considers the recurring charge itself as being the lease as long as the account specified is the rent account. After the restore is done, make sure you go in all the rental recurring charges and re-save the charge with the proper rent account as specified in the preferences. Once re-saved the recurring charge becomes the lease. One way to do this is to go to the income screen and click the See List button on the Recurring Charges section. You will get all the existing recurring charges. You can also do it from the tenant screen, one tenant at a time.
The building and unit pictures will have to be reloaded. In version 2.0, the pictures were saved as files but in version 3.0, they are saved within the database.
The preferences will need to be redefined. Some of the preferences are now saved in the database as opposed to being saved in the ini file. Simply go to the preferences dialog and check your preferences.
Once everything is the way you want it, you can uninstall version 2.0.

If you want to sell a building, archive all the tenants of that building. Go to the
Tenants
screen for that building, click the
Move
button. From the dialog, check
Archive
and click OK. Ignore the message that says there are no tenants in that unit. Do this for all tenants. You will then be able to delete each unit and the building. If you get the message
Too many dependencies to delete...
, you must do a year end closing before deleting the units and building. Preventing deletes of this kind protects your database from corruption.
Can I be reminded of all leases due 3 months in advance?
From the
Edit
drop down menu, select
Alerts
. In the Alerts dialog, tab to
Late Leases
. At the bottom of the list, click
Modify
and enter 90 for the number of days. You will then see a list of all tenants who have leases due in 90 days or less. Your setting will be remembered in other sessions.
Can I save my own data in the unregistered version?
In the unregistered version, upon starting up, you have access to the demo database, which resides only in memory. Each time you restart ProprioSoft, this database resets itself. The data you entered is then lost. You can play around with the demo data as much as you want by adding, deleting, updating to be able to test most of ProprioSoft's features. Just leave it open for the duration of your test.
New to version 3.0, you also have access to a limited Production database. You are able to add one building and one unit.
My database is too large to fit on one single diskette. What can I do?
Here's some suggestions:
Put your data on a network drive.
Use a USB removable drive. They are cheap and very useful.
Save to your hard disk and burn on a CD using your burning software.
Reduce the size of your picture files before importing them.
How do I print a report of all tenants that are still late in their rents?
From the drop down menu, click
Reports
,
Income Report
. Once you get the Income Report dialog, select
All
from the
Tenants
list in the
Main Criteria
. In
Select Criteria to Include in Report
, check:
Due Date, Account, Amount Due, Total Amount Paid, Amount Left
. In the
Restriction Criteria
section, check
Accounts
and select your rent account, then check amount
Left
over 0 and click OK.
You will get a print preview report of all tenants who have rent due but haven't paid fully their rent to this date. Of course, your data must be up to date by posting all income.
Most reports can be built this way using all 4 sections of the report dialogs.
I can't print or preview reports. Why?
You must have an installed printer to be able to preview a report. This does not mean that the printer must be physically connected to your computer but a driver must exist. This depends on your operating system.

Ignore that message. ProprioSoft was tested on Linux and it works fine.
How do I get rid of old recurring payments in expenses or income? ProprioSoft won't let me delete them.
Because there must be at least one payment for a recurring charge or expense if it has already been posted. If you could delete them, they would be reposted anyway upon the next posting. They should disappear upon the next year end closing. If the reason for the delete is to cancel the payment, simply check the
Waive Charge
or
Expense
box. The amount left will then be reset to zero.
Why am I able to choose an appliance in a tenant report?
For consistency, the same five lists exist in the Main Criteria of most report dialogs. If you select an appliance as a main criteria for the Tenant Report, this means that you are indirectly selecting the tenant(s) that reside(s) in the building or unit that has the appliance. Of course, you don't have to select tenants this way but it could be useful if you forgot the name of the tenant but you know what appliance he has!?
Why can't I manually select the recurring payment tab in Expenses or Income?
Manually selecting this tab would mean that you want to add a recurring charge or expense. The best way to do this is to uncheck the
Applies to Payment Below
box and clicking on the
Add/Modify
button in the
Recurring Charges or Expenses
section of the Income or Expenses screen. This way you will be able to
Add
a brand new recurring charge or expense.

How can you sell property management software for so little when similar products are so expensive?
Some of these software companies are large corporations that have a lot of overhead. They spend thousands on advertising and expensive office space. They also charge a huge amount for support. The end user winds up paying for all this. ProprioSoft is strictly an Internet based business with little overhead. We believe we should spend most of our time on development and improvements of the product instead of marketing and support since a good easy to use product should not need much technical support. That's why we are able to offer free email support to our users.
